Southern Roof & Wood Care roofs the Enclave Clubhouse at Berwick Plantation

Berwick Plantation is an expansive neighborhood in Savannah, Ga., known for its prime real estate and for being one of Savannah's most picturesque areas. Recently, Berwick Plantation's developer decided to build a clubhouse on the property for the neighborhood's residents to use.

The clubhouse, called the Enclave Clubhouse, was to include a smaller pool building in addition to the main clubhouse. Southern Roof & Wood Care Corp., Hilton Head, S.C., learned about the proj­ect from C.E. Hall Construction Inc., Savannah, the project's general contractor.

"We were asked to install an 18,000-square-foot asphalt shingle roof system on the clubhouse and a 2,500-square-foot asphalt shingle roof system on the pool building, as well as 1,700 square feet of standing-seam metal panels on 12-in-12 (45-degree) slope and radius roof areas," says David Swanson, Southern Roof & Wood Care's president.

A complex installation

Work on the Enclave Clubhouse's roof system began in mid-May 2007.

"The original roof system specifi­cation called for 16-ounce copper standing-seam panels," Swanson says. "But because of budgetary concerns, the owners decided to entertain other options. Although 24-gauge metal was proposed, the owners decided on high-end shingles with metal accent roofs."

Southern Roof & Wood Care installed 205 squares of CertainTeed Carriage House Shangle™ Luxury Shingles using six electrogalvanized nails per shingle. Trowel-grade asphalt flashing cement was installed under the shingles at pipe penetrations and in cricket and valley areas on 3-in-12 (14-degree) sloped roof areas.

"Installing the shingles on the radius roof was challenging," Swanson says. "There were several sections where the shingles had to be cut and custom-fit to the radius roof design."

Southern Roof & Wood Care also installed Dimensional Metals' SS10 24-gauge 12-inch-wide galvanized steel panels using galvanized clips spaced 16 inches on center on radius roof sections and 24 inches on center on all other roof areas.

"We installed TAMKO® TW Underlayment under the metal panels, 7-in-12 (30-degree) to 3-in-12 (14-degree) slope transitions and all 3-in-12 (14-degree) slope shingled roof areas," Swanson says. "Roofing felt was installed under all other roof areas by another contractor."

Two cupolas were constructed for the clubhouse, as well. Southern Roof & Wood Care installed metal panels and copper finials, leader heads and downspouts on the cupolas.

"The metal panels and copper finials were installed on the cupolas while they were on the ground," Swanson says. "We separated the copper finials from the painted galvanized panels by using TW Underlayment and butyl tape at the z-flashings. Once work was finished on the cupolas, a crane hoisted and set them in place.

"Each cupola is eight-sided and has eight roof areas," Swanson continues. "However, the roof areas directly below the cupolas have 12 roof areas with 12 hips. This made flashing the roof-to-wall sections challenging."

Playing it safe

The Enclave Clubhouse roof system's curved areas and varying slopes made safety especially important.

"Personal fall-arrest systems were used by each employee, specifically body harnesses, lanyards, anchor points and rope grabs," Swanson says. "Our company policy states each employee must use this equipment rather than merely relying on safety nets and safety monitors.

"Unfortunately, we have learned if we give employees too many options, they will inevitably pick the easiest one, which, in many cases, isn't the appropriate choice," Swanson continues. "Our management concluded many years ago that using a harness and lanyard system would be our base requirement."

Admiring the work

Work on the Enclave Clubhouse was completed in July 2007, and the clubhouse now serves to unite the neighborhood with its private movie theater, fitness facility, lagoon-style pool, café and professional tennis courts.

"The job took a bit longer than we anticipated because of the unusual shape of the building," Swanson says. "To meet our quality standards, we had to remove and replace a few sections of shingles. Additionally, we had to wait for the two cupolas to be built."

However, when all the work was completed, Southern Roof & Wood Care was pleased with the finished roof systems.

"It was rewarding witnessing the roof systems come together and admiring the finished project," Swanson says. "We have received numerous compliments on our work."
